    • Loan Modification
      • Our Firm will qualify property owners for the best loan modification available, based on your unique circumstances, on a case-by-case basis. Having worked with numerous banks and loan servicers throughout the years, Sakhizada Law is very familiar with the loan modification process and knows exactly what is needed in expeditiously achieving the best results. A loan modification will change the terms of your existing mortgage loan in order to make the payments more affordable. If you can currently make your regular payment, but cannot reinstate the past due amounts, we will negotiate with your lender to waive past due payments including interest, late charges and other fees.
    • Loan Forbearance Plan
      • Sakhizada Law will assist property owners in qualifying for a forbearance plan. A forbearance plan is a loss mitigation alternative where the lender will temporarily cease the foreclosure action in order to allow the mortgagor to bring the loan current based on a special monthly plan. This option works for property owners who have recently experienced an unexpected increase in living expenses or an income loss. Our firm will negotiate with your lender to explain the hardship in order to construct a viable reinstatement plan.
    • Deed-in-Lieu/Cash-for-Keys
      • Sakhizada Law will help property owners in completing a Deed in Lieu of foreclosure (“DIL”) or a Cash-for-Keys (“CFK”). A DIL is a loss mitigation option where the mortgagor voluntarily conveys the mortgaged premises to the lender in exchange for a release from all contractual obligations. A CFK is an alternative loss mitigation option where the lender pays the mortgagor to voluntarily convey title and to surrender the premises. Banks tend to offer a CFK to avoid incurring additional legal fees that would inevitably result from litigation. These alternatives are not home-retention options, but will have less of a negative impact on your credit rating compared to a concluded foreclosure action.
    • Short sale
      • Our Firm will assist property owners in completing a short sale. A short sale is a loss mitigation option where the lender agrees to reduce the loan payoff amount in order to permit the mortgagor to sell the premises for the fair market value. This option is available to mortgagors in scenarios where the loan payoff amount exceeds the property’s present fair market value. Short sales are often considered by mortgagors in order to avoid the negative credit impact that results from a concluded foreclosure action.
